ADDITIONS WITH COVERED PATIO - MAJOR RENOVATION - SUN CITY : Needing more room with better space planning is more times than not the goal.  Not always does everything have to be changed to acquire this.  Additions can provide the means to give more space as long as existing issues are addressed.   In looking at this project, the request for certain items of importance that needed to be altered or added included;

1.  More inviting entry area into the home - the foyer space seemed too confining
2.  Existing kitchen was too much of a box and lacked visibility from other activity areas
3.  The dining area was adequate but small
4.  The existing master bedroom suite needed help...small and lacked amenities required by owners
5.  Living room was in part adequate but now is intended to be a more formal
6.  The new family room will now have excellent view of the golf course...very large space to enjoy 

The existing habitable space was 1,448 SF with a covered patio of 158 SF.  The additions added 520 SF and the covered patio is now 143 SF.

CUSTOM GARAGE WITH POST LIFT - CHANDLER : During my tenure at doing design and drafting, there are few projects that really have me 'thinking outside the box'.  This project definitely required the best of my skills as many issues had to be addressed to meet the wishes of not only the client but also the building and zoning regulations.

As you can tell by the Site Plan, this detached garage could not be built like most conventional garages.  The shape you could say is a 'boomerang' and this was done to meet requirements of the City.  It is approx. 1,357 SF of very useable space for the owner who has a great hobby.....restoration of cars. The garage has some unique features;

1.  The front half has a ceiling height of 9'-1" with attic storage trusses above
2.  The HVAC system will be done by an air handler placed within the attic storage area - this unit will have more than adequate space for servicing if needed
3.  We have placed an attic access ladder accordingly.
4.  Both garage doors front and rear are both 8'-0" high. This is basically a 'drive thru' garage.
5.  The rear of the garage will have a 2 post car lift - height needed for the lift is 11'-6".
6.  Side walls of the rear portion is 11'-6" but the trusses used will be scissor trusses, creating a vaulted ceiling.
7.  The highest portion of the vaulted area will be approx. 13'-2". This will easily accommodate a pickup or van when on the lift.
8.  The entire garage will be insulated with Spray-in-Place Foam to provide not only good insulation but also be a very quiet from both inside and outside noise. 
9.  A 100 amp sub-panel will handle the HVAC and other 220V tools with ease.
10. A utility sink is being installed although I had suggested also a '1/2 Bath'.  This would had been a convenient option but a sink will only be added.
11. All wall construction is 2x6 and the entire structure will have Stucco exterior with matching roofing tiles as that of the home.

The issues that regulated the final site location pertains to property setback lines as well as the distance from the existing home.  The time involved to come up with a suitable design to meet everyone's requirements was overwhelming.  I am proud to say that the goals were accomplished and the project is now underway.

   A existência humana deixa no planeta vestígios, traços incontornáveis e irreversíveis que se perpetuam pelos tempos. O Homem sempre desempenhou um papel fundamental nos modelos de desenvolvimento e na evolução do Mundo e das sociedade onde se integra e às quais pertence.
   Desde tempos longínquos que deixou a sua marca artística sobre suportes, nem sempre de grande longevidade e que se constituem hoje como herança da Humanidade. Os intervenientes ao longo da História viram a sua memória preservada pela representação artística e assim garantida a sua existência virtual para longos tempos.
   Assim, das primeiras representações iconográficas passou-se hoje para as virtuais, fantasiosas, fictícias até da realidade envolvente e dos seres humanos que habitam o planeta ou para lá dele numa visão cósmica da existência humana.

   Com base nesta ideia, pareceu interessante definir um trabalho fotográfico com o objectivo de construir uma colecção de retratos de figuras marcantes, naturais ou não da cidade/concelho mas a ela ligados e que tenham desempenhado, desempenhem ou se perspectivem como vindo a poder desempenhar papéis de relevo nas comunidades local, nacional ou/e internacional em qualquer área de actividade pretendendo o trabalho vir a assumir-se como um legado patrimonial.

BRACEBRIDGE HALL FISHPONDS : Bracebridge Hall Fishponds is one of Lincoln's pretty little hidden corners. Situated just south-west of the junction of Newark Road and Brant Road, squeezed between the River and the Brant Road cycle track. Don't be put off by your first view of the Fishponds from the road, the northernmost pond is often dark and dismal, and has more than it's fair share of litter. But beyond that the ponds become more open, surrounded by reeds and wildflowers, with a wide variety of wildlife too. It is possible to do a short circular walk from Newark Road or Brant Road, using the cycle track and riverside path, this should take no more than 30 minutes.
