03/07/14 Gina is looking for a NEW place after only three months. Guess her current landlord did not find this web page. It only took me two months after I rented to her to know I was in trouble, getting her out is not easy. Gina still has the two cats, a new boyfriend (they don't last long ), and a new job ( they also don't last long ), but she has friends who will lie for her.
So when she gives you the phone number for her job and a person to talk to count it is a phony and do a web search, same with past landlords, she is a great con-artist.
Her new landlord only put up with her for three months, a new record. Gina is the perfect tenant if you want to buy drugs, she is currently facing jail time for selling them. Gina will come up with a story.

Update Jan 16, Got a visit from a Town inspector, the piggy left the place so dirty that it had to be gutted. Gina I am sure will call the inspector again and again and again, she wants this web site down. Gina does not want people to know what a piece of human garbage she is. Had to replace flooring that was damaged with URINE, she URINATED ON THE FLOOR ??? When looking at the pictures look at the dirt, who lives like this ?????????

UPDATE: Dec 17, 2013 GINA moved out over the weekend Dec 14 & 15 with a Uhaul-it. She came back Sunday night with her couch and put it at the curb, really strange, I guess it did not fit at her new place. Why she brought it back to throw out is a mystery, wish she had taken the garbage she left inside, or at least bagged it and threw it out.
My sympathy to whoever got her. Said she would leave the key with the other tenant Monday, guess what, she lied again. Inspection done today TUESDAY, Dec 17, see pictures below, what a mess. Glad to have her OUT. No furniture, no cats, no boyfriend, just left a mess, with DIRT, DIRT, DIRT, everywhere, and damages are bad, see pictures. (tile broken, screens destroyed, hole in door, damages to door jams, refrigerator parts missing, she even broke bathroom tiles, just one big disaster. You would think at her age she would have grown up, but Gina will never grow up. I am truly sorry for whoever gets her in the future. I would have been better to leave the space empty. Between the headache every week calling for the late rent, the neighbors constant justified complaining to me, about her, the neighbors calls to every government agency you can think of, and some you did not know existed, money spent on audits, inspections, etc and now to repair all the mess, better to have it empty the whole time. Well going forward my background checks will be as good as the CIA, no more deadbeat piggy tenants. No more giving anyone a break, or the benefit of the doubt.

When I finally had enough and decided to evict her I only knew about a few of her problems, now with a little internet research I find just how big a mistake I made being nice and trying to work with Gina. Now I see a bigger pictures of her, and I can not imagine how big the ENTIRE picture is, I never did a comprehensive background check, so I only know the PARTIAL story. With two of her family members working as sworn POLICE OFFICERS in the area I can not imagine how much of her past crap went away. But only so much can get LOST, eventually even GINA will have to face what she does. Ask to see a valid NYS drivers license and registration for her car. Then spend some time on the NYS ecourt system, then if you are still falling for her lies pay for a NYS criminal background check.

PL 220.03 00 Crim Poss Contrl Subst ** TOP CHARGE** A Misdemeanor, Gina talked her way to an "ACOD" adjournment in contemplation of dismissal, but the new arrest on 04/28/2013 got the old charge came back to put her in jail for 15 days.

UPDATE in June: GINA TOLD ME THE NEW CHARGES WOULD BE DISMISSED ON 07/10/13 - SURPRISE NEW DATE 08/01/13 - SHE IS STILL POSTPONING IT
I served her a 30 day notice to be out by June 15. She stopped paying rent at that time. and is currently refusing to move until the Court orders her out AND IS NOT PAYING ANY RENT. So if you are thinking about renting to this person just ask her for rent receipts that show she pays her rent in a responsible manner. If she shows you them, they are just another of her many lies.
If you are thinking of hiring Gina for a job, well the arrest shown below is her second drug arrest that I know about in the last year, you really need to pull a complete arrest record to see them all, and ask to see her NYS driving record. Also notice she is driving with North Carolina license plate BHF4235 as of her arrest on May 28, 2013. Ask to see her car registration along with her drivers license. Keep in mind I know of three charges for aggravated unlicensed operation of a motor vehicle. Gina has a problem with rules and laws, as she thinks they do not apply to her in any way.
If you look you will see "aggravated unlicensed operation of a motor vehicle third-degree" do an internet search it will tell you Gina does not like rules, and does not follow them as she feels SHE makes the rules that apply only to her.
Be aware she has two cats, and most times a live-in boyfriend, who smokes, several things. The lease she signed with me did not include that information, AND she denied in emails to me the first cat until a picture of the cat in the window was emailed back to her. The second cat was found by a handyman a month later. She now claims the damaged screens were damaged when she moved in, even with the photo of the screens in perfect condition with her cat in the window. She never paid the utilities to the first couple she shared the house with once they moved out, I had to. I paid it and did not evict her then because I was hoping to avoid the eviction game, but with Gina, once she is in, the eviction game is the only way to get her out. I could go on and on about the problems I have lived through with Gina, but I will only say every time I asked her to look for a new place and to please move out she made it clear she knew how to play the eviction games, and she would not moved till a court order said she has to. So if you want to disturb your neighbors, and live through hell with Gina it is your choice. With people using the internet more I hope you find this page and see what problems you will have with her. The eviction game is not fun, and all my neighbors are very unhappy she lives there. Just try talking to her brother, and ask him to co-sign a lease, he will tell you to never contact him about Gina ever again.
I have many more records I can post, but if what is here is not enough to warn you of dealing with Gina, email me. I am just too stressed about this to keep posting right now. Best advise is stay as far away from this person as possible. Leave your property empty rather than deal with her. Close your business before hiring her.
Gina MUST LOVE the Eight Precinct that's where she usually gets arrested. Gina LOVES TO BE IN COURT. as FAR IS KNOW, there may be more, but I know SHE WAS IN NASSAU COUNTY CRIMINAL COURT on 04/05/13 04/29/12 new charges, 06/12/12, 06/19/12, 07/25/12, 08/15/12, 10/01/12, 11/05/12, 12/03/12, 01/15/13, 01/18/13,, 02/27/13 plus those listed above. Keep in mind GINA loves adjournments, she hopes eventually the charges will be forgotten. Just as the promise ( lie ) to find a new home for her cats worked.
YOU MAY WANT TO LOOK AT THE CIVIL eCOURT RECORDS, Gina was evicted by her previous Landlord. The first date of the court case was 04/27/11, she stretched it till till she found me an moved in 07/15/11. It takes two months for a court date so a smart person can guess how many months she did not pay the landlord before me. My guess would be she got away with not paying five months, unless she was behind on her rent which would make it much much more.
Down to the last week.
Life after Gina, no more weekly payments. No more skipped payments, no more calls from the neighbors with complaints of Gina. Peace and more time to educate landlords who do not know of the NYS eCourt system and other private databases to protect them from the Gina's of the world.
It is good to see the reports of hits on this page. I can at least know some people are finding out what Gina does to landlords. Do not forget the NYS Ecourt system.
